Monitoring and data collection. Without reliable, high-frequency data from meters and building systems, optimization features have nothing to work with. The quality of your data pipeline determines the ceiling for every analytics and control feature built on top of it. Invest heavily in data validation, gap handling, and communication reliability before building optimization algorithms.

Build a rate structure modeling engine that accepts configurable components: energy charges by TOU period, demand charges by tier, power factor penalties, fixed charges, riders, and seasonal adjustments. Pre-populate common rate structures for your target utility territories. Allow facility managers to customize or override when their specific rate includes unusual clauses. Test your model by recalculating several months of actual bills and comparing to the utility's charges.

Include monitoring, alerting, and manual control recommendations in the MVP. Automated control (e.g., adjusting HVAC setpoints or shedding loads) requires deep trust from facility managers and carries real risk (occupant comfort, equipment damage). Prove the accuracy of your monitoring and predictions first, then introduce automated control with conservative limits and easy override. Define the protocols the gateway must support (BACnet IP, BACnet MSTP, Modbus TCP, Modbus RTU are the most common for commercial buildings). Specify local data buffering capacity (72 hours minimum), secure communication to the cloud (TLS, VPN, or cellular), and remote firmware update capability. The gateway should handle protocol translation locally so the cloud platform receives normalized data regardless of the source equipment vendor.

At minimum: Scope 2 carbon emissions calculated from energy consumption using grid emission factors, Energy Use Intensity (EUI) benchmarking against ENERGY STAR, and renewable energy percentage tracking. Larger portfolios need automated data feeds to ENERGY STAR Portfolio Manager and ESG reporting platforms. Carbon reporting is increasingly tied to regulatory requirements.
